Switzerland Overview

The acquisition of real estate in Switzerland by foreign nationals is regulated by the Federal Act on the Acquisition of Real Estate by foreign nationals, commonly known as the "Lex Koller." Additionally, the Second Homes Act, introduced in 2016, imposes restrictions on building new second homes in municipalities where such properties already make up over 20% of the housing stock.
The ability to purchase a holiday home in Switzerland depends on the buyer's country of origin and their type of Swiss residence permit. Under the Lex Koller restrictions apply to some groups of foreign nationals. For these individuals, buying a vacation property is only allowed in certain cantons, including Bern (BE), Fribourg (FR), Lucerne (LU), Neuchâtel (NE), St. Gallen (SG), Schwyz (SZ), Schaffhausen (SH), Ticino (TI), Uri (UR), Vaud (VD), Valais (VS) and some others.
Some restrictions on Holiday Home purchases include: maximum plot size limited to 1,000 sqm, net floor area cannot exceed 200 sqm (1); if undeveloped plot is purchased, construction must commence within one year (2); long-term, year-round rentals prohibited (3); family allowed to acquire only one holiday or second home in Switzerland. If a family member already owns such a property, they must sell it before purchasing another.
Please, note that ownership of a house, apartment or land in Switzerland does not entitle you to a residence permit in this country.
